educational opportunity the region affords. Beyond many excellent public school systems in the region, there are top-notch independent schools, cutting-edge research universities, and highly rated community colleges.<br /><br />The Triangle’s unique layout features the University of North Carolina at Chapel Hill (UNC), North Carolina State University (NCSU), and Duke University as the cornerstones, feeding many of its graduates to careers in Research Triangle Park.<br /><br />The web of knowledge is a large one around here, and we are lucky that we have so many options from which to choose in regard to where we send our children.<br /><br />Public Schools<br />The public school systems in the Triangle are consistently ranked among the best in the state as far as end-of-grade test scores and college enrollment. The public systems in the Triangle include Wake County Public School System (WCPSS), Durham County Public Schools (DCPS), Orange County Public Schools (OCPS), Chapel Hill-Carrboro Public Schools (CCPS), and Johnston County Schools (JCS).<br /><br />WCPSS is the largest public school system in North Carolina as of 2008, with 137,706 enrolled students in 159 schools. It is also the eighth largest district in the United States.<br /><br />DCPS, the second largest school district in the Triangle and eighth largest in the state, consists of 46 schools. A public school system with two elementary Montessori schools, a health sciences academy, its own school of the arts, and many more offerings, DCPS is a leader in the state for its small high school options.<br />CCPS is an independent school system that continues to rank at the top of the school systems in the state in measures of student achievement. CCPS recently received a “Gold Ribbon” designation for being one of the nation’s top performing schools by Expansion Management magazine.<br /><br />JCS is also a rapidly growing system and one that ranks in the top 20 percent of North Carolina school districts as far as test scores. In fact, JCS prides itself on its curriculum and unique programs that help each student achieve success.<br /><br />“Johnston County Schools offers differentiated instruction, which means that every child’s learning style is addressed,” said Terri Sessoms, public information officer at Johnston County Schools. “Additionally, a Middle College was opened last year to provide an academic program for students wanting to earn their high school diplomas and matriculate to higher education without the extracurricular offerings of a traditional high school. Middle College is located at Johnston Community College, and it is administered by Johnston County Schools’ staff.”<br /><br />Higher Education<br />The entities of NCSU, Duke, and the UNC are widely regarded as world-class educational and research institutions. UNC is the oldest public university in the United States, which NCSU is currently the largest public university in North Carolina. Duke, a private school in Durham, recently had its undergraduate program ranked by U.S. News & World Report as eighth best in the country behind the likes of Harvard, Yale, and Princeton.<br /><br />Other colleges and universities in the area include Campbell University, Central Carolina Community College, Durham Technical Community College, Johnston Community College, Meredith College, North Carolina Central University, Peace College, Shaw University, St. Augustine's College, and Wake Technical Community College.<br /><br />Independent Schools<br />There are many independent schools that offer parents the opportunity to customize their child’s education by enrolling them in a school that matches their own values and beliefs. Independent schools, although obviously more costly than public schools, are also known for a higher teacher-student ratio and higher college acceptance rates.<br /><br />The following are just a few of the independent schools in the Triangle.<br /><br />Cresset Christian Academy<br />Cresset Christian Academy is a private, Christian, educational institution dedicated to the purpose of fostering students’ spiritual gifts and talents, developing academic skills necessary for college preparation, developing critical thinking skills in students, facilitating computer literacy, encouraging social and personal growth, and developing leadership skills and respect for authority.<br /><br />“In my 30 years in education, I have not known a school as unique as Cresset,” said Gail Murphy, head administrator of Cresset Christian Academy in Durham. “We are small enough to provide a friendly, family atmosphere and individual attention yet have been able to provide all the benefits you would only expect to find in a very large school! Academically, we have AP & Honors classes and numerous electives. In sports, 85 percent of our upper school students play on at least one of our over 20 sports’ teams. In fine arts, we have strong programs including a yearly musical that is second to none. In the lower school, our students have many special classes including PE, art, choral and instrumental music, Spanish, library, and computer, as well as intramurals. We also have a ‘Wings’ program that includes therapy for students with learning difficulties as well as enrichment for advanced students. Bible study is the foundational part of our curriculum, and our weekly chapels are specifically geared to each of five different age groupings. We are a culturally diverse community dedicated to excellence in the training up of the next generation of Christian leaders.”<br /><br />St. David’s School<br />St. David’s School, formerly known as St. Timothy’s-Hale School, enrolls students in kindergarten through grade 12. Founded in 1972 as Hale High School, the school graduated its first class in 1973. With the addition of the fifth grade in 1994, the school encompassed grades 5-12. In November 2002, the Board of Trustees voted to add grades K-4 for the fall 2003. In the spring of 2003, the school was renamed St. David's School and was expanded to include all grades on the same campus.<br /><br />“St. David’s School is an Episcopal school, which offers students in grades K-12 a faith-based, yet academically rigorous curriculum which includes 17 AP courses, an honor code and student honor council, and a 100 percent college acceptance rate,” said Teresa Wilson, director of admissions for St. David’s, which is located in Raleigh. “Students in the Upper School also take courses on ‘The Bible and the Ancient World’ in the ninth grade and a senior seminar in the 12th grade. These courses allow students to explore where their core values and beliefs are contrary to the world at large, or in agreement with it and openly discuss this in the classroom. Obviously, this is a strong indicator of just how popular the Triangle is and why visitors often decide to stay.<br /><br />One big reason that so many people decide to move here is the relatively stable economy. The Triangle never experienced the real estate bubble as many regions did across the country. Even in the current economic climate, unemployment in the Triangle remains lower than the national average. In November of 2008, the Triangle’s jobless rate was 6.1 percent, which is much lower than the state average of 7.9 percent and the national average of 6.7.<br /><br />Many reports indicate that significant increases in employment, earnings, personal income and retail sales are projected over the next 15 years. Part of the reason the economy has stayed so strong, according to Meeker, is because it is highly diversified.<br /><br />“[The Triangle’s] has no weak spots and that is unique,” Meeker said. “But if I had to choose just one unique asset, I would choose its diverse economy. This area has as sound an economy as is possible in this time of severe economic stress. Whether it’s research, technology, pharmaceuticals, education, medicine, government, or the arts, this is the place for the committed professional to launch their career.”<br />To help those committed professionals launch or even re-launch their careers the Triangle offers many nationally renowned institutions of higher learning.<br /><br />Colleges and universities in the area include Campbell University, Central Carolina Community College, Durham Technical Community College, Johnston Community College, Meredith College, North Carolina Central University, Peace College, Shaw University, St. Augustine's College, and Wake Technical Community College.<br /><br />The Triangle also offers an impressive array of public school systems. The counties of Wake, Orange, Johnston and Durham, and the independent system of Chapel Hill-Carrboro City Schools, have traditionally been ranked near the top of the state’s pubic school systems.<br /><br />The dynamic combination of Research Triangle Park (RTP) and all of the feeder institutions, especially Duke University, North Carolina State University and the University of North Carolina at Chapel Hill, provide an economic engine that attracts business and industry from across the globe.<br /><br />In fact, even during the recent economic downturn, many companies are still expanding their facilities at RTP. The region’s growing high-technology community includes such companies as IBM, SAS Institute, Cisco Systems, NetApp and Credit Suisse First Boston. In addition to high-tech, the region is consistently ranked in the top 3 in the U.S. with concentration in life science companies. New Refinancing Program.</a><br />Yesterday I wrote the first of two parts on the Homeowner Affordability & Stability plan that was released by the Obama administration on Wed March 4th. Which contained two major parts they hoped would have an impact on assisting homeowners with troubled mortgage. The first part of the plan which I blogged about yesterday is a <a href="http://activerain.com/blogsview/976294/Obama-Plan-New-Loan-Modification-Program" target="_blank">modification program</a> that Servicers will offer to borrowers with high debt-to-income ratios or who are at risk of foreclosure. The second part of the plan which I am blogging about today, a refinance program for existing Fannie Mae or Freddie Mac loans.<br />As I stated yesterday our Executive Vice President at McCue Mortgage, Kim Neilson and others are still assessing the details of the Homeowner Affordability & Stability plan to determine our next steps, but in the mean time we are trying to provide a summary of its major points so that it might help other to better understandable it. So here we go:<br />The second part of the plan is a refinance program for existing Fannie Mae or Freddie Mac loans. Fannie Mae is offering two different programs:<br />The Refi Plus Program that requires the servicer of the loan to be the originating lender.<br />The DU Refi Plus Program (DU is the Automated Underwriting System for Fannie Mae) that allows any lender using DU to originate the loan as long as the existing loan is a Fannie Mae loan.<br />Freddie Mac requires the servicer of the loan to be the originating lender. Some specifics of the program are:<br />Existing mortgage must currently be a Fannie or Freddie loan.<br />Existing loan may not be considered ineligible (must get an Approved/Eligible from DU). Ineligible loans include existing mortgage loans that received a DU Expanded approval (EA).<br />Maximum LTV for 1-2 unit properties is 105% and require an appraisal.<br />Maximum LTV for 3-4 unit properties is 80% and also require an appraisal.<br />No maximum CLTV.<br />Existing mortgage must be current and have acceptable mortgage payment history. No minimum FICO score is required although borrower must meet bankruptcy and foreclosure requirements. In addition, borrower must demonstrate credit worthiness.<br />Rate and term refinance only (No Cash Out) - purchase money seconds MAY Not be included.<br />Loan level price adjustments (points) will apply (determined by credit score on credit report)<br />MI required (same coverage factor of existing loan) for mortgage loans that had original LTV’s greater than 80%.<br />DU Refi Plus must receive Approve/Eligible and will not be available until April 4. Income and employment verification is required.<br />Refi Plus is a manual underwrite and requires verbal verification of employment. Lender must determine that the borrower has a reasonable ability to repay the mortgage based on current information provided by borrower.<br />There it is in a nut shell. I actually have higher expectations for this part of the plan then I do for the Loan Modification part. This part of the plan stands a chance to actually help those who have good credit and have little to no equity in their property. But I do not see it doing anything for those who are in areas that property values have taken a noticeable hit, and 105% LTV is not going to do anything for them. Also this does offer a second option to FHA which will allow a borrower to go to a 96.5% LTV on a No Cash Out Refi.<br />While I think that this plan might actually help a few people, but it will be a source of false hope for many more. Now this is a sight quite common if you are on the coast or in the sound, but this morning in Abbott's Creek Cove. Well needless to say I was a bit taken back and thinking to myself, if I was a fisherman I would go down and wet my hook!<br />What a beautiful morning it is down here at High Rock Lake today. The seagulls are swooning over the Great Pond and have been for weeks now. We are scheduled to have some warm temps here this weekend so I imagine the boat traffic will pick up today. We have been experiencing some Cold Temperatures lately so I wonder does that blast the Global Warming theories! HaHa! Still we don't know who will sign the contract for the Lake and that does have quite alot of homeowners and Lake enthusiast sitting on the edge of their seats. </div><div><br />Sales of homes here on the lake have been steady but there is a "sitting on the fence" mode that we are thinking will pass soon. The home sales will be picking up soon as there are great deals this year like we haven't seen in the past 2 years. The market has been correcting itself in NC as a whole, whether anyone would like to face those facts or not, the facts don't lie. If you don't have to sell right now, I would recommend you don't because I do believe after some of this credit stagnation flushes, you will see prices increase tremendously out here. We are one of the few lakes in NC you can actually build a waterfront homes. Still there are some draw backs to this lake. The main one I have addressed: We need a River Keeper that cares about the eco system and will maintain the Pond at levels that will be condusive to nature and it's wildlife habitats. We believe this will happen soon. </div><div><br />Still, this is one of the most peaceful places on earth. A true hidden treasure. Interestingly, Pittsburgh came out on top as the number one city where the boomer set is finding special moments for romance.<br />In fact, according to our study, boomer marriage rates in Pittsburgh ranked eighth among the 50 largest metro areas in the United States. This study suggests that it is often the little things that they do that mean the most when it comes to expression of romance.<br />The top 10 cities in our study had a very high number of married boomers and conversely a very low divorce rate for this generation. These factors weighed heavily in our study, while ballroom dancing, floral, jewelry and candy sales, and great restaurants--some of the ways boomers keep romance in bloom--supplemented our findings.<br />Fast Facts about Romantic Cities<br />The "Steel City" isn't the only place in the United States where romance is thriving for baby boomers. Other hot spots for romance include:<br />Dancing the night away keeps romance alive for boomers in Providence, RI. This metro area is where you will find the highest number of ballroom dance venues among the top 10 cities.<br />Baby boomers in Dallas, Texas keep romance simmering by taking time out of their week to schedule a dinner date. Ranking number one among the top 10 cities for great restaurants, Dallas offers boomers the most options for fine dining.<br />The city streets of Providence, RI and Hartford, CT are sparkling with romance. They ranked number one and two respectively among the top 10 cities for jewelry purchased as gifts.<br />Salt Lake City, UT has a sweet tooth that rivals other metro areas. It ranked first among the top 10 cities in chocolate sales.<br />Study Overview and Methodology<br />The "Where Romance is Booming" study was conducted by Bert Sperling of Sperling's BestPlaces and sponsored by Eli Lilly and Company (NYSE: LLY), the maker of Cialis® (tadalafil). The study evaluates the top 10 cities, of the 50 largest metro areas in the United States, where baby boomers are living life most romantically. My prediction in the 2006 "What's In, What's Out" I forecasted a soft decline in home prices in most markets. In 2007 I project a 5-8% decline in prices on average between single-family and condominium homes.<br />Homes that are priced right. It isn't the boom market of 2005, look at only the sold comparable's from the last six months. Forget the cocktail party chit-chat when all you heard was record prices in the shortest market times in U.S. real estate history.<br />Online home valuation sites ( Zillow.com). Mainly those that utilize up-to-date and reliable home sale data. Technology is great when it works, but tread carefully with online valuation web sites. Ask yourself how long does it take your recorder of deeds and real estate transactions to record them? If up-to-the-minute, okay, otherwise plan the lead time into the online valuation to spew out accurate information.<br />Market timing. Many buyers and sellers were on their own timelines in 2006 and they missed opportunities that were created by not recognizing the real estate markets ebb and flow. Spring is high market, the most demand by the largest number of buyers. Summer is a good market, fall is fair, and winter is the remnant market, the left-over buyers and sellers from the high, good, and fair markets.<br />Savvy buyers. With interest rates historically low and bent-up demand from a soft year in 2006, the deals and lack of frenzy won't last long. "Deferred demand" from 2006 could ignite a mini-frenzy in some markets.<br />Third places or officetels. Home offices are on the rise, though those who work from one, need more than a coffee shop or hotel lobby for business meetings. Look for alternative work spaces that bridge the home office with hourly rentals of conference room-type spaces that offer technology and privacy.<br />Upscale garages. It's no longer the out-of-sight-out-of-mind dumping ground. Today's garage owners want them decked out with cabinet and storage systems, mini-refrigerators, insulation, heating and air conditioning and durable but residential-looking flooring.<br />Caving. Man caves and Mom caves are coming out of the closet. Personal dedicated space for one person in a household can go and work on projects or "chill" without being disturbed and if so only in an emergency.<br />Two home offices. Rising gas prices and commuting times have created more two-work-at-home families. Size matters, make sure each is at least ten-by-ten feet.<br />Rejuvenation rooms. A one-stop space for exercising, meditation, yoga, sauna and fancy steam showers. Showers are going upscale too. Waterfall fixtures, programmable temperature and water flow are the next trend for "showerers".<br />Heated patios, walkways and driveways. Northern baby-boomers are tired of shoveling and are looking for ways to decrease winter maintenance, plus many have discovered how also heating the patio can add an extra couple of weeks enjoyment in spring and fall.<br />Snoring rooms. Offered as options in new homes, adjacent, second bedrooms to the master, offer relief from the "buzz saw" and an alternative to the couch. A godsend for millions of relationships nationwide.<br />Modular Housing. Many think of the out-dated double wide as the typical modular, but modular options and quality have exploded from the top end 11,000 square foot home, with every whistle and bell, complex finishing details, to the bread and butter 1200 square foot starter home. Low-cost, factory-built construction and quick conception to foundation times, make this the affordable wave of the future.<br />Sustainable Design. Sustainable design is based on three areas; energy conservation, indoor air quality, and resource conservation. Viewed as new-age in construction circles, sustainable design looks at homes holistically, and not just a group of unrelated systems thrown together. Natural forms of energy, such as wind, solar, and geo-thermal if available on-site, are maximized.<br />Structured wiring. Right up there with all the buzz about green homes is structured wiring, now entering the main stream must-have for technology based home buyers. Coaxial TV cable (RG-6), Category 5E voice and data lines, distributed radio, remote camera security are wired through out a home into multi-outlet boxes called in the trade, home network centers.<br />Mixing finishes on kitchen base and wall cabinets. Matchy-matchy is out in kitchen design. The new look is to have stained-wood bases and painted wood upper cabinets. The old-europe-look rules, but with today's appliances. </strong></span><br /><strong>Out</strong><br /><span style="color:#009900;"><strong>"As is" in home sale marketing. Anything went in the boom market, but if you're planning to use "as is" in 2007, forget it. The two letter-two word kiss of death, buyers see it as a red flag about the home and you the seller. You have too much competition to be chasing buyers away.<br />Buyer incentives. Free cars don't sell houses, realistic pricing does. Gimmicks only confuse and distract buyers. Cut to the chase and deduct the cost of your free-with-purchase from your current price and send the signal to buyers that you're selling real property not personal property.<br />Endless Open Houses. The open house pendulum has swung from " the house sold in the first day" to "we need to have our house open every Sunday". Desperation is when your home is open every Sunday. Buyers know and track it. Plan on every three weeks to have a public open house.<br />Over-full-price offers. It was a strategy in the boom market to under-price a home and let the market set the selling price. Not today, one thing that won't change in 2007 is that every buyer will want a deal, and walk from one if they don't get one.<br />Bedrooms not large enough for a bed. In the boom, rehabbers and developers learned the fastest way to profit was to increase the room count of a home of an existing home. Bedrooms shrunk to walk-in closet size when a four-room one-bedroom was gut-rehabbed into a four-room two-bedroom. Or, the doorways and windows eliminate required wall space. Savvy agents kept asking, can you fit a queen-size bed in either room? And the answer was usually, no.<br />Loads of glass upper kitchen cabinet doors. Buyers say it looks great, but many who specified and experienced it, firsthand don't have the time to keep their kitchen cabinets organized. Plus if you hate washing the windows, having more glass in a greasy room like a kitchen is high-maintenance.<br />Bowl-shaped above-counter bathroom sinks. The splashing and over-all up-keep have earned these the reputation of nice to look at, but don't want one.<br />Any shiny metal finish. Brushed nickels and pewter's are in and antiqued and polished brass is out.<br />Stainless-steel refrigerators and dishwashers are a fading trend. The cold look and higher maintenance of steel is shifting buyers to specify warmer colors in kitchen appliances.<br />Spiral staircases. Once the rage for mid-seventies make over's, now death to a home seller. The boomers have aged, their kids don't like them, unfriendly to pets and young children. Take yours out and put in a standard staircase (inside or out) before you sell.<br />On the way out.<br />Bamboo floors. The first reviews are in on this popular eco-friendly flooring, and they're not pretty. Easily dented and scratched, and prone to warping from variations in our climate and humidity levels.<br />Hardwood laminate floors. The word is out that these noisy poor relatives of solid hardwood that don't stand up to multiple sanding's to change color or to remove stains.<br />Home sellers who smoke in their home while it is being marketed. Buyers hate second-hand and stale smoke odors. Marketing your home is not the same as living in it. The town of Salem was founded in 1766 as the central town in the area. In 1851, the town of Winston was named the county seat.
